She told me that she had lost her job, her husband was working at Kentucky Fried Chicken, but just got laid off, her rent had not been paid on her mobile home and she didn&amp;#39;t know it, until she got a registered&amp;nbsp;letter saying she would have to leave in 30 days.&amp;nbsp; She has two wonderful dogs too.&amp;nbsp; She asked her husband why he hadn&amp;#39;t paid the rent and he said, he forgot. . .I&amp;#39;m sure that wasn&amp;#39;t true. One morning when she got up, she went into the living room and noticed her TV was gone.&amp;nbsp; When she asked her husband what happened to it, he said he sold it.&amp;nbsp; She asked well, where&amp;#39;s the money?&amp;nbsp; He said he spent it!&amp;nbsp; I know this woman is hurting and scared, but I also know that her husband is feeling the same fears although he probably has nobody to talk to.&lt;/p&gt;&lt;p&gt;What is happening to so many people just breaks my heart.&amp;nbsp; I ask that you think about your life.&amp;nbsp; Is it as bad as this woman&amp;#39;s?&amp;nbsp; If not, you need to reach out to these people.&amp;nbsp; They are everywhere, but most are too embarassed to let anyone know.&amp;nbsp; We all need each other and we need to know that it&amp;#39;s okay to tell people you aren&amp;#39;t okay.&amp;nbsp; It&amp;#39;s okay to ask for help.&amp;nbsp; Sure people will say no, but there are people who will say yes.&lt;/p&gt;&lt;p&gt;Look around you.&amp;nbsp; There are so many people hurting.&amp;nbsp; Maybe you are one of them.&amp;nbsp; Reach out to someone who will listen if it&amp;#39;s you or reach out to people you meet as they&amp;nbsp;may be hurting.&amp;nbsp; Most will not open up easily because they are just, like I said, embarassed.&amp;nbsp; Many are depressed and feel hopeless.&amp;nbsp; Let those in need know that you care.&amp;nbsp; Maybe you don&amp;#39;t have money to help, but listening will go a long way towards helping people heal.&amp;nbsp; We aren&amp;#39;t miracle workers, but you never know how your words and compassion can possibly be the helping hand someone in need deserves.&lt;/p&gt;&lt;p&gt;Count your blessings and be grateful for what you do have.&amp;nbsp; There is always someone who is worse off than you and we need to recognize how many people are suffering.&lt;/p&gt;&lt;p&gt;Until my next post, God Bless and reach out to everyone around you.&amp;nbsp; You never know, that person could be your next door neighbor.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;img src="http://www.maggiesellsfloridahomes.com/aggbug.aspx?PostID=465134" width="1" height="1"&gt;</description><category domain="http://www.maggiesellsfloridahomes.com/blogs/stress/archive/tags/economy/default.aspx">economy</category><category domain="http://www.maggiesellsfloridahomes.com/blogs/stress/archive/tags/stress/default.aspx">stress</category><category domain="http://www.maggiesellsfloridahomes.com/blogs/stress/archive/tags/depression/default.aspx">depression</category></item><item><title>Is Stress Getting to You? The key words are how you are thinking.&lt;/p&gt;&lt;p&gt;Stress can actually be good because if handled correctly, it can point you in a direction you never thought about.&amp;nbsp; What appears to be happening and I see it all the time is that stress due to job loss, death, financial problems or other things is causing us to feel paralyzed, depressed, hopeless and is shattering our dreams and even changing the way we think.&amp;nbsp; Were you happy, in love, grateful before the economy took its toll and now you feel sad, depressed, unhappy, out of love, ungrateful?&amp;nbsp; You can change how you feel and think!&lt;/p&gt;&lt;p&gt;Two months ago, my husband passed away.&amp;nbsp; I can hear you offering your condolences and I thank you for them, but what has happened because of my husband&amp;#39;s passing is what I want to talk about.&lt;/p&gt;&lt;p&gt;Not only did I lose my husband, I lost his income,&amp;nbsp;our house, my dreams and all that was attached to him.&amp;nbsp; Then it dawned on me.&amp;nbsp; I must depend totally on myself.&amp;nbsp; There is no life insurance as he had been sick for a while.&amp;nbsp; I felt alot of pressure and could feel myself falling into a &amp;quot;woe is me&amp;quot; attitude.&amp;nbsp; I felt depressed and scared about being on my own and having to support myself.&amp;nbsp; &lt;/p&gt;&lt;p&gt;I found as I opened up to people about my loss, I got tremendous support and found within myself the courage to tackle life head on.&amp;nbsp; After all, it&amp;#39;s my life and I decided not to let it get me down.&amp;nbsp; One of my friends&amp;nbsp;when I thanked him for his inspiration because it helped me move forward responded&amp;nbsp;with &amp;quot;you inspired yourself&amp;quot;.&amp;nbsp; Now that was definitely true and made me feel good.&amp;nbsp; The inspiration I feel has spurred me on to start this blog in hopes or helping not only myself but others.&lt;/p&gt;&lt;p&gt;My intent is to make this an ongoing blog so that I can share information that I hope will be helpful to all of you out there in Internet Land who need to get on with their life after being dealt a severe blow from the economy or from life itself.&amp;nbsp; Maybe you need support or just a different way of looking at things.&amp;nbsp; Change happens and the events of life seem to hit us just when we think everything is grand.&lt;/p&gt;&lt;p&gt;On my website there is a tab that says&amp;nbsp;Inspirational where you will find some helpful links to stress busters along with some great quotes from great people.&amp;nbsp; Check them each out and see if they help.&amp;nbsp; &lt;/p&gt;&lt;p&gt;My favorite&amp;nbsp;link is The Secret and the bottom line of the revelation of The Secret is that we all have within ourselves the power to make our lives better--that&amp;#39;s the secret.&amp;nbsp; It doesn&amp;#39;t come from anyone else, just each one of us.&lt;/p&gt;&lt;p&gt;So, if stress is getting the better of you and you need some help, I hope you&amp;#39;ll follow my blog as I unveil how I&amp;#39;m dealing with it, give you some tips and hopefully, reach out to you and help you survive these tumultuous times.&amp;nbsp; One thing for sure is that in six months, you will either be happier or sadder.&amp;nbsp; Nothing stays the same and it is up to you and only you to make your life the best it can be.&amp;nbsp; Material things don&amp;#39;t matter as long as we have enough money to keep us going and you will be amazed at how much less you actually need.&amp;nbsp; I am on the side that says if you are an educated buyer and I&amp;#39;ll explain that in more detail and you find an educated Realtor who is putting your needs first, now IS the time to buy.&lt;/div&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;&amp;nbsp;First, let me explain how you can become an educated buyer.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;div&gt;Determine your ability to purchase a home by going to a bank (yes, banks have gotten bad names recently, but unless you are a cash buyer or can borrow somewhere other than a bank then you need a bank).&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Having said that, where do the banks borrow?&amp;nbsp; The government--you should do the same--go FHA or VA if you can.&amp;nbsp; That&amp;#39;s where the money is available.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;It is imperative in these times that you get prequalified by a lender because you have to find out if the bank thinks you are credit worthy.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Always check your credit score.&amp;nbsp; You can go to &lt;a href="http://www.mycreditreport.com/"&gt;www.mycreditreport.com&lt;/a&gt; to check what your score is.&amp;nbsp; Banks are now looking at numbers above 700 whether it&amp;#39;s to purchase a home or a car or whatever and lenders are looking for a much larger downpayment--20% is likely.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Once you decide how you will purchase your home you need to seriously think about where you want to purchase.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;There is so much information on the Internet through websites, through public MLS information, through Realtor.com, ActiveRain.com, Zillow, Trulia and on and on.&amp;nbsp; &lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Take the information that feels right to you and discard the rest.&amp;nbsp; There will be sites telling you the value of a home you might be interested in, but unless you know the seller&amp;#39;s situation, it doesn&amp;#39;t matter.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Exhaust all your avenues and narrow your search to areas that appeal to you--living on the ocean, living on the river, in a gated community, in a rural community, in a deed restricted (those have covenants that each home must follow such as color, size, # of garages, size of lot, etc.), in a heavily populated area (more store availability).&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;In your search for homes, get the information about the neighborhood.&amp;nbsp; You can use &lt;a href="http://www.city-data.com/"&gt;www.city-data.com&lt;/a&gt; to get more information&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Having narrowed down either the area you are interested in or the type of home you are looking for, you can become more serious.&amp;nbsp; &lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Find a Realtor who is familiar with the area of interest and make sure you have put alot of thought into what is important to be included in your home--how many bedrooms minimum, baths minimum, type of flooring--carpet, wood, tile, laminate, garage stalls minimum, pool, heated or not heated, screened in or not, the structure--frame, concrete block, etc., what kind of roof--cedar shakes, tile, metal, 3-D shingles (also known as architectural), sidewalks, underground utilities, size of bedrooms, do you want a master suite and what do you want in it--jetted tub, separate shower, dual sinks, what kind of kitchen--modern, country, contemporary, what kind of cabinets, countertops--granite (high end), laminate, solid surface, concrete, type of appliances--if stainless steel is a must and the home you are interested in doesn&amp;#39;t have that, look at the shape the appliances are in and figure a price drop in your offer so you can get those stainless steel appliances later on.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Realize the more specific you are in your detail and wish list, the less homes will be available to you.&amp;nbsp; But, if you know what you want why waste your time on homes that don&amp;#39;t fit the bill?&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Once you have communicated with a Realtor and you have some homes you are scheduled to see, keep the following in mind as you look at each one:&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Look beyond the &amp;quot;stuff&amp;quot; which is furniture, paintings, photographs, knick knacks, wall color or wall covering, dirt (oh my you wouldn&amp;#39;t think you would find it in a home looking for a buyer, but sometimes it&amp;#39;s there!).&amp;nbsp;&amp;nbsp; I hear so many buyers mention that they just love the lamp or the art work.&amp;nbsp; None of this will stay with the home once you purchase it.&amp;nbsp; The only thing that would go against that statement is if you are really lovin&amp;#39; the seller&amp;#39;s &amp;quot;stuff&amp;quot; and want to make that part of the purchase.Ask yourself how you feel as you approach the neighborhood, how do you feel as you approach the front door, what is your first reaction when you just walk inside.&amp;nbsp; Now, if you are quickly turned off, don&amp;#39;t give up just yet--walk through (remember the sellers most likely spent a day cleaning and preparing for your visit) and see if there are some highlights that stand out in your mind.&amp;nbsp; Take notes--this is so important because once you have looked at say 3-5 homes, they all blend in and it is very difficult to remember which one had what.&amp;nbsp; Honestly, they do all blend in and you could swear the second home had the gorgeous kitchen with the walk in pantry, but actually in reality it was the third one.&amp;nbsp; Notes are great when you have toured your homes and are sitting down to a glass of wine or a cool glass of lemonade away from the hustle and bustle of being in each home.&amp;nbsp; &lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Don&amp;#39;t look at buying a home as a short-term investment.&amp;nbsp; In this day, homes are what they used to be--places where people lived their lives in the comfort of their home and put money into their home for the long term.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Let your Realtor tell you based on his or her research the important things about each home you are considering buying--things that they have access to that you may not.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Share as much information as you are comfortable with sharing with your Realtor so he or she is informed as much as possible about you--it can only help you in the long run.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Trust that the Realtor you choose will work the hardest for your long-term investment.&lt;/div&gt;&lt;/li&gt;&lt;li&gt;&lt;div&gt;Choose only one Realtor who will devote their time to you.&amp;nbsp; &lt;/div&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;2.&amp;nbsp; Now, and only after all your research, is the time to buy because the home you buy will have been given as much thought and research it deserves.&lt;/p&gt;&lt;p&gt;3.&amp;nbsp; &lt;p&gt;&lt;strong&gt;Legislature Passes Historic $32 Billion Property Tax Relief and Reform&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I just received the lastest email update with the following news......&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Yesterday the Legislature passed a historic property tax relief and reform package that will cut property taxes for property owners in Florida by almost $32 billion dollars statewide over the next five years.&lt;/p&gt;&lt;p&gt;We have a simple message for Florida&amp;#39;s property owners: help is on the way.&amp;nbsp; The $32 billion dollars in relief will make a real difference in the lives of Floridians - this isn&amp;#39;t just a first step forward, it is the first giant leap forward - still, I believe more can be done. There is more waste that can be cut from government, government can provide greater value to the taxpayers, there are more taxpayer protections that must be put in place, and there are greater tax savings that this Legislature can provide to Floridians.&amp;nbsp;&lt;/p&gt;&lt;p&gt;The centerpiece of the plan is the constitutional amendment that Florida voters will vote on January 29, 2008. House Joint Resolution 3B will provide the greatest savings for Florida&amp;#39;s homeowners by creating a &amp;quot;Super Homestead&amp;quot; exemption which will provide an average 44% reduction on most home-owners tax bills. The constitutional amendment eliminates inequities in our current property tax system, provides Tangible Personal Property (TPP) tax relief to Florida&amp;#39;s businesses and eliminates 77%&amp;nbsp; - more than $1 million - of Florida&amp;#39;s small businesses from the TPP tax rolls, helps businesses by pumping more money into our economy, and helps non-homestead owners by lowering the barriers to homeownership, and lets property owners choose how their homes will be taxed in the future.&lt;/p&gt;&lt;p&gt;The property tax relief and reform package approved yesterday also includes a statutory tax relief bill, House Bill 1B, that will immediately cut taxes and cap future tax increases for all property owners; limit local governments&amp;#39; ability to unnecessarily raise taxes in the future; and provide immediate savings to homeowners, second homeowners, and commercial property owners.&lt;/p&gt;&lt;p&gt;The only limits to our future success as a state are the unfair limits government applies to our people through unnecessary taxation - it will be the charge of the House of Representatives, as long as I preside over it, to destroy those barriers to prosperity.&lt;/p&gt;&lt;p&gt;Sincerely,&lt;br /&gt;&lt;br /&gt;Marco Rubio&lt;br /&gt;Speaker, Florida House of Representatives&lt;/p&gt;&lt;p&gt;The bills approved yesterday:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;HJR 3B by Representative Cannon &amp;quot;Property Tax: Constitutional Relief &amp;amp; Reform&amp;quot; &lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Offers $16 billion of tax relief over five years. &lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;The savings by property type in &lt;u&gt;2008 &lt;/u&gt;are: &lt;/p&gt;&lt;ul&gt;&lt;li&gt;Average Homestead switching from Save Our Homes: 44% ($1,306) &lt;/li&gt;&lt;li&gt;Average Non-homestead Residential: 8% ($245) &lt;/li&gt;&lt;li&gt;Average Commercial/Industrial: 8% ($1,240) &lt;/li&gt;&lt;li&gt;Average Tangible Personal Property savings: 17% ($262) &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Allows homeowners to choose between Save Our Homes or the new plan.&lt;/strong&gt; &lt;/li&gt;&lt;li&gt;No one will lose their current Save Our Homes protections unless they choose to. &lt;/li&gt;&lt;li&gt;Homeowners will be allowed to choose between their current Save Our Homes protections or the new, &amp;quot;Super Homestead&amp;quot; and expanded taxpayer protections under the constitutional amendment. &lt;/li&gt;&lt;li&gt;This creates a form of portability for homeowners who would otherwise lose significant tax savings when they move. &lt;/li&gt;&lt;li&gt;Rather than starting over with only a $25,000 homestead exemption and zero Save Our Homes protections, the homeowner would immediately have a homestead exemption up to $195,000 as soon as they move in. &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Creates a new &amp;quot;Super Homestead&amp;quot; exemption to transform the inequitable Florida property tax system. &lt;/strong&gt;&lt;/li&gt;&lt;li&gt;The new exemption covers 75% of the first $200,000 of value and 15% of the next $300,000. &lt;/li&gt;&lt;li&gt;Thus, the maximum super exemption is $195,000. &lt;/li&gt;&lt;li&gt;&amp;nbsp;All homesteads will receive at least a $50,000 exemption. &lt;/li&gt;&lt;li&gt;Qualifying low-income seniors will receive at least a $100,000 exemption. &lt;/li&gt;&lt;li&gt;The upper $500,000 threshold is indexed to grow with changes in Florida personal income, which generally increases 4% per year. &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Authorizes a new $25,000 Tangible Personal Property (TPP) exemption for businesses.&lt;/strong&gt; &lt;/li&gt;&lt;li&gt;This creates immediate savings of hundreds of dollars for TPP-paying business owners. &lt;/li&gt;&lt;li&gt;It also eliminates the administrative burden of filing a tax return for $1 million of Florida&amp;#39;s 1.3 million businesses that pay tangible personal. &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Authorizes targeted relief for affordable housing and working waterfront properties. Implements tax reform and relief for 2008 tax bills, provided the Legislature votes for a special election in January 2008 (HB 5B). &lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;HB 1B by Representative Attkisson &lt;/u&gt;&lt;/strong&gt;&lt;u&gt;&amp;quot;&lt;strong&gt;Property Tax: Immediate Statutory Relief&amp;quot; &lt;/strong&gt;&lt;/u&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Creates meaningful and immediate tax relief for &lt;u&gt;all properties &lt;/u&gt;in Florida &lt;u&gt;this year&lt;/u&gt;.&lt;/strong&gt; &lt;/li&gt;&lt;li&gt;Homestead property owners save an average of 7% ($174). &lt;/li&gt;&lt;li&gt;Non-homestead residential property owners save an average of 7% ($199). &lt;/li&gt;&lt;li&gt;Commercial/industrial property owners save an average of 6% ($941). &lt;/li&gt;&lt;li&gt;Tangible personal property taxpayers save an average of 6% ($92). &lt;br /&gt;&lt;br /&gt;&lt;/li&gt;&lt;li&gt;&lt;strong&gt;Requires all local governments except school districts to &lt;u&gt;cut &lt;/u&gt;taxes this year&lt;/strong&gt;. &lt;/li&gt;&lt;li&gt;First, cities, counties, and independent special districts must reduce taxes for the 2007-2008 Fiscal Year by adopting the 2006-2007 tax levy, adjusted for new construction (i.e., adopt the rolled-back rate). &lt;/li&gt;&lt;li&gt;Next, cities and counties must further reduce taxes by a factor based on whether they have recently levied property taxes responsibly or excessively, compared to a statewide average.
